    Whats The Last Thing You Expect To Find @ 4AM?

    How about a flooded bathroom, bedroom, lounge and dining room?

    Well, guess what we just found LOL

    Seems the dog has figured out how to turn faucets on while we are out of the house, needless to say, we're ankle deep in water right now so, if you dont hear from us for a couple of days, you know why.

    At least we know why god created insurance now

    Hopefully we can get this crap sorted out within a week or two, we're going to pull the 'but what about mold in the walls' routine to get the adjuster out tomorrow afternoon sometime and hopefully, we'll be ripping up the carpets and replacing them, along with the 3 couches sometime next week.

    Now to figure out how to dog proof the bathrooms so we dont have a repeat of this!

    LOL that is too funny!!! I feel sorry for you but honestly I am sitting here laughing away at the thought of a dog flooding the apartment...maybe next time you will give it a little treat befor leaving it all alone

    Well, I was going to say a dead mouse in the bathtub (which happened earlier this week ... a cat gift that fortunately didn't end up on the bed) ... but I'd say you "win" for unhappy encounters!

    And here you thought you only needed flood insurance for hurricanes!

    Hope it all gets cleaned up and sorted out asap!

    Last september we were away on vacation. I get a call from our cleaning lady on Monday. She said you have water everywhere on the first floor. Apparently the fresh water pipe that leads to the back of toilet busted, subsequently flooding the office, family room and garage for 3 days.

    I called State Farm immediately. They gave me the phone number for a restoration company they work with. Called the neighbors and asked them to leave the company in the house. The restoration company was just finishing up by the time I got home.

    Now by finishing up I mean: they had sucked up the majority of the free standing water and put the industrial de-humidifiers in place. Those things ran day and night for almost 10 days. Then the construction team came in afterwards. Well 4 months after the incident occured my first floor was finally put back together.

    Don't be suprised if it takes months and not weeks for everything to be put back together. Depending how bad the water damage, half your drywall and insulation will need replaced, walls repainted, carpet or flooring replaced, .

    Everyone I talked to that's been in a similar situation says the same thing. These restoration companies work really fast to get the emergency service completed but the restoration part they take their good ole time.

    Well just a quick update, it looks like we actually made out like bandits with this fortunately

    So far it looks as if the only real damage was done to the carpeting and a few couches and pieces of furniture.

    As a bonus, we found out that when they built our house, the put in hollow skirts, meaning that the drywall itself is actually an inche off the ground so the water didnt get in to any of the walls (we really lucked out there because if it had we would have had 7 walls that needed replacing LOL). I guess thats how they build homes that are this close to the ocean

    We have the adjuster coming on Monday and we've already been told to get estimates to replace the damaged flooring and furniture so mom and i are heading out later to get some estimates for that.

    On the plus side, it now means i get my hardwood floors ive been wanting for a few months and.. thats what the first words out of everyones mouths were when we told them what happened.. 'at least Lee gets his new floors now' LOL

    Thanks for the well wishes too, now we just have to find some dog proof faucets LOL

    1. Lee cannot quite convince Gary Alan to put in hardwood floors.
    2. Lee devises scheme to flood house and ruin carpet so that it makes sense to put in the hardwood floors; even gets insurance company to pay for it all
    3. Lee blames the dog
    4. Dog gets reward from Lee
    5. Lee gets his hardwood floors
