    need a good html editor

i have been using homesite for like 4-5 years now but its been dropped years ago and its starting to show its age, esp with php coding. Anyone got any recommendations for a good simple, yet modern, html editor?

I'm still a big fan of the Dreamweaver -- but prices on that Adobe CS package will definately bring on sticker shock. Even on ebay it's close to 2 grand.

    I'd vote for Dreamweaver also.
