Gay orientated adult sites preferred but, we will also consider purchasing mainstream or straight sites with traffic too.

Greengay.com TGP, asking price: $25k. It's a lot, but it's rock solid and has been for a long time. 12k daily bookmarkers, 35k/day total traffic. Makes over 1k/month with about 10 minutes of work per day. You could make more if you used free hosted galleries, sold spots or charged for partner accounts. I do none of them as of yet.

I am firm on the price, since I'm not really looking to sell, but if someone wanted to buy it, then that's the price

For a little more info on our straight sites for anyone else interested. There is 30 pay sites all with banners etc. The sites are bringing in a little over 10k a month. The members are with CCBill and Paycom. These are all niche sites. Below is some url's of some of our most popular ones.

We have a mainstream niche site that has been online for 10+ years.

The asking price is 300K. With this you would get the site, all associated domains (30+ niche specific one and two word domains), Approx $220K of product, Client lists, Full ownership of the incorporation and so on.

The site is not porn/adult in any way, so, by Mainstream... Please explain.

The only problem we have is we would prefer a site that didnt involve us having to maintain any 'product' especially as we dont have the room for it right now LOL

Yep thats about the ballpark figure.

Generally speaking, the best method of working out how much to pay for a site is to get the total sales for a yearly period then divide that by 55%.

So if a site makes $1k a month, thats $12k a year, the buying price would be around the $6-7k area.

Not sure where you people come up with that formula from. Who the hell would sell an asset for 6x its monthly income? They'd be stupid to. Although, I might have just answered my own question there...

For an established site that's been around for a while, you can easily use the yearly gross income X 2 years formula, assuming your net vs. gross is reasonable.

If it's heavily branded and on a premium domain as well, you can use yearly gross income X 4 years.

I'd estimate your site is worth more like 200k if it's sitting on a decent domain.

It's kind of a mistake to be asking people who are looking to acquire what valuation formula you should be using.
